10 Questions to Ask Before Buying a Home in East Austin

Buying a home in East Austin is exciting. You get character, creativity, great food, and a quick hop to downtown. You also get a market where two houses on the same street can have very different stories. After 23 years and more than 465 closings, here are the questions we walk every buyer through before writing an offer.

Questions About the Property

  • Is it in a flood zone? Check the FEMA map and the City of Austin floodplain map. Several East Austin creeks, including Boggy Creek and Fort Branch, affect nearby blocks, and flood insurance can change your monthly budget.
  • How old are the foundation, roof, plumbing, and electrical? Many East Austin homes date to the 1930s through 1960s. Cast iron plumbing and pier and beam foundations are common, so plan for a thorough inspection.
  • Was the renovation permitted? Look up the address on the City of Austin permit portal. Unpermitted additions can create headaches with lenders, insurance, and resale.

Questions About the Land and Zoning

  • What can be built here? Austin’s HOME initiative now allows up to three units on many single-family lots, and minimum lot sizes can be as small as 1,800 square feet. That can add value, but historic districts and deed restrictions may limit it.
  • Is the home in a local historic district? Districts like Robertson Hill and Rogers Washington Holy Cross have design review rules for exterior changes.
  • What is planned nearby? New development, road projects, and the future light rail line can shape both your daily life and your resale value.

Questions About the Numbers

  • What are the property taxes and is the homestead exemption in place? Taxes in Travis County are a big piece of your payment. Ask for the current bill and remember it may reset after you buy.
  • What have similar homes actually sold for? East Austin’s median sale price was about $555,000 over the 12 months ending August 2026, with homes selling at roughly 97% of list price (Unlock MLS). Your agent should pull comps from your exact pocket, not the whole zip code.
  • How long has it been on the market? Days on market tells you how much negotiating room you have.
  • What is the resale story? Think about who buys this home next and what would make it appealing to them.
